Project#1 - Property Development Aerial Drone Survey
Over the years we’ve conducted many drone mapping and surveying projects. Below are just a few projects we’ve worked on.
In this case Recon Aerial mapping the site for planning/development purposes. This drone survey was undertaken to submit a rezoning application to a local municpality, in order to provide updated, and accurate documentation to municipal authorities. At this early stage in planning the client need accurate information but did not want to go through the expense and time of undertaking a complete land survey to submit the rezoning application.
As requested by the client we included property lines, high water setbacks, roads, pathways, buildings, docks contours, and elevations within the geo-referenced CAD files.
Moving forward it is possible to add additional site features such as grading, earthworks, drainage, septic systems, power corridors, etc using the baseline drone surveying documentation.

Example #1 - Property Development Aerial Drone Survey
Recon Aerial conducted drone survey services for a property development client wishing to submit an application for rezoning a large lakefront property. The aerial drone survey was taken at approximately 250 feet, comprised 1146 photos, 162 acres and the GSD was approximately 20 mm. The RSME without ground control was 1.8 ft. The client exports included:
- georeferenced orthomosaic,
- elevations (GeoTIFF, raw elevations, and Contours .dxf/Contours .shp @ 1,2,3,5 feet)
- digital terrain model (GeoTIFF, raw elevations (DTM), and Contours .dxf/Contours .shp @ 1,2,3,5 feet)
- 3D Model (.obj)
- 3D point cloud (.las, .xyz)
- AutoCAD/PDF Submission Documentation
The results were imported into AutoCAD to create various outputs for planning purposes to show, setbacks, property lines, the highwater marker, roads, docks, structures, walking paths, and more.
The fee for drone-CAD processing for this work was approximately $35/acre. This work’s combined operational and processing fees were roughly $65/acre.

Example #2 - Land Use Planning Aerial Drone Survey - Sub-Division Development
Recon Aerial conducted drone survey services for a property client using the DJI M300 and P1 Aerial Mapping Sensor. The aerial survey was conducted within MTM 8, NAD83 CSRS V6, and CGVD28 (HT2-0). The aerial drone survey was taken at approximately 400 feet, comprised 1585 photos, 123 acres and the GSD was approximately 1.55 cm/pix. The flight mission was supported by 9 ground control points, using NTRIP corrections. The photogrammetry exports included:
– Georeferenced Orthomosaic
– 3D Mesh
– DTM Classified LAS
– Contours from classified LAS
– Clean TOP TIN
The AutoCAD exports in .dwg format included 3 deliverables:
– planimetric (contours, utilities, roads, all structures, etc)
– breaklines
– Planimetric DTM (planimetric + contours + breaklines)
The AutoCAD deliverables were accurate to less than 2.0 cm, according to the photogrammetric alignment to the ground control points. Recon Aerial provided the clients with a set of working documents, and a direct air-to-ground transformation showing the complete site details.

Example #3 - Real Estate Sales Aerial Drone Survey
Recon Aerial conducted drone survey services for a property development survey client using the DJI M300 and P1 Aerial Mapping Sensor. The aerial survey was conducted within MTM 8, NAD83 CSRS V6, and CGVD28 (HT2-0). The aerial drone survey was taken at approximately 400 feet, comprised 963 photos, 80 acres and the GSD was approximately 1.55 cm/pix. The flight mission was supported by 6 ground control points, using NTRIP corrections. The photogrammetry exports included:
– Georeferenced Orthomosaic
– 3D Mesh
– DTM Classified LAS
– Contours from classified LAS
– Clean TOP TIN
The AutoCAD exports in .dwg format included 3 deliverables:
– planimetric (contours, utilities, roads, all structures, etc)

Example #4 - Build Planning Aerial Drone Survey
Recon Aerial conducted drone survey services for a property client wishing to submit an application for re-zoning a large lakefront property. The aerial drone survey was taken at approximately 250 feet, comprised 1221 photos, 29 acres and the GSD was approximately 18 mm. The RSME without ground control was 2.4 ft. The client exports included:
– georeferenced orthomosaic,
– elevations (GeoTIFF, raw elevations, and Contours .dxf/Contours .shp @ 1,2,3,5 feet)
– digital terrain model (GeoTIFF, raw elevations (DTM), and Contours .dxf/Contours .shp @ 1,2,3,5 feet)
– 3D Model (.obj)
– 3D point cloud (.las, .xyz)
The results were imported into AutoCAD to create various outputs for planning purposes. The drone survey was used to situate a large home on the property in relation to the setback limits and other conditions outlined within the condominium agreement. Additionally, given the drone survey, the planned road had to be significantly altered to account for the steep grade to the proposed build site. Example #5 - Environmental Study
Recon Aerial conducted drone survey services for an environmental consulting firm.The goal of the operation was to determine the water flow and containment pathways leaving the site.
We deployed the DJI M300 and P1 Aerial Mapping Sensor. The drone mapping mission + ground control was conducted within MTM 8, NAD83 CSRS V6, and CGVD28 (HT2-0). Base mapping/drone survey operations were conducted at approximately 320 feet, comprising 963 photos, for the 40-acre site. The GSD was approximately 1.50 cm/pix. The flight mission was supported by 5 ground control points, using NTRIP corrections.
The photogrammetry exports included:
– Georeferenced Orthomosaic
– 3D Mesh
– DTM Classified LAS
– Contours from classified LAS
– Clean TOP TIN
The AutoCAD exports in .dwg format included 5 deliverables:
– planimetric (contours, utilities, roads, all structures, etc)
